Getting
Pre-Approved is the first step in the home
buying process. Anyone can "shop"
for a home, but only an approved buyer can actually
buy one. We are seeing a new marketing trend
with homes coming on the market with Buyer
pre-approvals required before they are shown!
Your pre-approval will also help you to identify
where and what you'll be looking for. Once you
find a property that meets your needs and it's time
to sit down and write an offer, having your
financing already in place makes for a stronger
offer. Offers to purchase that present a Buyer that doesn't know what they can afford or how
they are going to pay for it are a bit wimpy when
they hit the negotiating table and put the
Buyer, in a weak negotiating stance. On the
other hand, when a contract is written specifying
financing and delivered with an Approval or
Pre-Approval letter, the Buyer's offer is in a much
stronger negotiating position. When the
factors determining whether or not escrow is going
to close weigh heavier on the Seller for
responsibility, the negotiating tables are turned.

through Lenders, Title Companies and Escrows.
